We rely entirely on donations, donated materials, and volunteers.One of the hardest parts has not been fundraising. It has been finding qualified contractors willing to work within a charity budget.<\/p>\n\n\n\n
We have seen a real gap in the market. Many contractors focus either on large grant-funded projects or on high-end commercial work. Community projects like ours fall in the middle, with modest budgets and no subsidies, so many contractors will not bid or they bid low and then push costly change orders.In project management this is called “gold plating,” when extras are added beyond the agreed scope without being requested.<\/p>\n\n\n\n
For a donation-funded nonprofit, those extras can put the whole project at risk. We had this happen with two contractors. One even wanted a change order for exclusive rights to future work. We ended that relationship.We tried vocational schools, unions, and volunteer groups for skilled help, but we could not get the coverage we needed.<\/p>\n\n\n\n
Despite the delays, we are making progress. My grandson and Ken are fixing past framing issues, and are now hanging drywall on the walls. Nowwhile We keeps pushing forward on HVAC, plumbing, and electrical services to finalize things.<\/p>\n\n\n\n
We are now focused on what works: donated materials, financial donations, and volunteers who believe in animal welfare and in a new shelter serving the Iowa and Illinois Quad Cities.<\/p>\n\n\n\n
